INVENTORY & CHECK-IN

The inventory report is a visual inspection and written description to record the fixtures, fittings and contents and cleanliness of a property and its condition. It includes photographs as visual evidence. We highlight any pre-existing damages, wear and tear and any cleanliness issues, ensuring that both parties have a clear understanding of the property’s condition before the agreement starts.

We attend the property at a suitable time before the tenant moves in and also take meter readings, test smoke, heat, carbon monoxide alarms and list and photograph keys.

If you need someone to meet the tenants to check them in and take meter readings, just let us know.

​Ideally, your inspection should be carried by an independent, professional inventory company, since they have the necessary expertise and impartiality to accurately assess and document the findings of the property’s condition without bias, which protects both landlord and tenant.

INTERIM / MID-TERM INSPECTION

An interim report (also known as a mid-term inspection) for a rental property is a general assessment of the property’s condition conducted during the tenancy. It’s like a “health check” for your rented property, ensuring that everything is in good shape and functioning well.

Typically we look for any signs of mis-use of the tenancy, such as unauthorised sub-letting, pets or smoking. We also inspect for general maintenance, noting if there are any areas of excessive mould.

It helps both landlords and tenants maintain transparency and document any existing issues or damages before they become major problems.

How often should this be carried out?

Ideally, an interim report should be conducted periodically throughout the tenancy to ensure the property remains in good condition.

The frequency of these reports can vary depending on the agreement between the landlord and tenant. In some cases, it may be done annually, while in others it could be done every 3 to 6 months. The goal is to strike a balance that allows for regular inspections without causing too much disruption to the tenant’s privacy.

Ultimately, it’s important for both landlords and tenants to communicate and agree upon the frequency of these reports to ensure the property is well-maintained.

CHECK OUT

The property is then reviewed again at the end of the tenancy with a check out inspection. We attend your property after your tenant has left and go through a brand new inspection. This time, comparing to the initial inventory to highlight any differences.

You’ll have new photos taken and the clerk will outline the condition and cleanliness of the property after the tenant’s stay. It notes any damages, missing items that need replacing, additional items that need to be removed, general wear and tear and areas that may need attention or repair.

The check out is the last part of the process and is helpful should any issues regarding to the tenant’s deposit need to be resolved.
